Flat Roof Insulation Requirements

Proper insulation makes a huge difference when it’s time to pay your utility bill each month. It can also help reduce strain on your HVAC system that leads to more frequent maintenance. If your building or home is drafty, or there are spaces with a significant temperature difference, the issue probably isn’t with your roof assembly. It’s likely because you need to replace or repair your insulation or roofing system. Although the roof insulation cost can be sometimes intimidating, it is worth the investment in the long run.

When it comes to adding flat roof insulation, there are very different roof installation requirements to account for than with a pitched roof or low slope roof. A flat roof typically doesn’t have an attic or crawl space, which is commonly found in traditional pitched roofs. This means the insulation layer will need to be installed directly underneath the roofing or added to the inside of the building. Without an insulation layer, homes with flat roofing are prone to a significant amount of heat loss, which can raise your utility bills by over 20% in some climates.

Start with a roof inspection

If you want to improve your building’s energy efficiency, it’s crucial to hire a professional. Many flat roofs are designed with poor or no ventilation. This can quickly lead to leaks, mold and mildew, and rotting wood that will compromise the integrity of the building. If you add insulation to a roof without proper ventilation, it’s only a matter of time before it’s damaged by vapor build up.

A professional roofer can add properly sized and spaced roof vents, as well as ensure your existing roof is in good enough condition before you add insulation. They can also repair any damage to your roof and reseal areas where leaks may develop. This will help your insulation perform better and significantly extend the life of your roofing. Once your roofer has finished the inspection, they can help you determine the best choice of insulation based on your space, budget, and the climate in your area.

Choosing your insulation material

Insulation for a flat roofing system is particularly important if there are high humidity areas in the building that can cause condensation. You’d probably be surprised that even a small amount of water can cause a lot of damage, and humid air can create liquid when the outside temperature is significantly cooler than the indoor temperature. The insulation will also work to maintain a consistent indoor temperature throughout the house, so you can stay comfortable in every room.

Spray foam insulation can be installed quickly and effectively in the roof cavity before adding sheetrock or paneling. This roof insulation foam is the most effective way to block out air because the foam is able to get inside even the tiniest crevices. However, this option is one of the most expensive choices for insulating attic roof areas.

Rigid foam insulation can either be installed underneath the waterproof membrane and vapor barrier or inside the roof cavity before applying sheetrock or wood paneling. Rigid foam insulation can provide an excellent R-value at a lower price than spray foam, but it is more difficult to install. One commonly known fact about rigid insulation is that it isn’t as effective at sealing small cracks.

Buildings with a flat or low slope roof can quickly develop a roof leak without adequate drainage. Tapered roof insulation can prevent water from ponding and developing a roof leak, and the 20-year thermal insulation warranty can ensure long-lasting energy savings. This insulation material can typically be installed on top of existing roofs, and an additional waterproof membrane system will be added to the top.

A green roof is a great way to take advantage of the space on your roof. A green roof utilizes plants to absorb excess moisture and keep the roof surface cooler. This roofing style is becoming more and more popular for homes and businesses that want an eco-friendly option and beautiful scenery on top of the building.

Regular maintenance is crucial

No matter what kind of insulation you choose, it’s crucial that you keep up with regular maintenance. Areas where water pools regularly start to degrade, but even the sun can start to wear out your roof over time. A professional roofing company should inspect your roof twice a year, provide regular cleaning to the gutters, as well as remove debris, mold, and moss from the roof surface. This will ensure you get the maximum lifespan from both your insulation material and the roof itself, saving you money on repairs and replacement.
